Consider the following points when choosing an agent:
Choosing a small or a large agency should not matter if the agent looking after your property is experienced, personable and gains your trust.
Has the agent experience in selling properties such as yours? If the agent is out of their comfort zone, they are less likely to be in contact with buyers looking for your property. An experienced agent will be familiar with the local area in terms of schools, transport etc.
Is the estate agent appointed one who will handle the viewings and negotiations? It is paramount to have a senior agent selling your property. This is particularly important if your property is unusual or a one-off design or has any complex issues with boundaries, easements or rights of way, multiple tenancies, life tenants etc. Many of these issues can throw up complexities that may impact on the price you achieve if not dealt with correctly and it is our belief that the skill set, and experience required is only something developed over time.
Prepare and present you property in the best possible condition. Fresh inviting interiors/exteriors are more appealing. Also have a look at your chosen agent’s previous sales and marketing material and take sales results into consideration.

The old saying always rings true “the market will determine the price” however, having an experienced agent familiar with your property type will assist greatly in establishing a realistic price that will entice prospective buyers to view and ultimately to offer to purchase your property. Getting the price right is instrumental to a successful sale. In order to achieve this, discuss the marketing strategy and agree it from the onset as overvaluing a property will limit your audience and under valuing wastes time for interested parties. Marketing a property at the right price will ensure it sells well.
