The Lansdowne Partnership has a dedicated team whose responsibility is to look after you, your property and tenant.  We will be the only contact your tenant has. Should they require any remedial action we will do the ground work, liaising with the tenant, contractors and relay updates to you in an organised, timely fashion.  We have established relationships with reliable contractors, who provide a first class and cost effective service at all times.

Managed properties have a clear advantage in the lettings market. Tenants know that we are available at the end of a phone or indeed through our 24 hour emergency number should they need it.

Our management service offers :

  • A personal Client Relationship manager to your property so both you and your tenant are always communicating with the same person.
  • Secure key holding.
  • We will be the only contact for your tenant should they require any assistance.
  • Managing maintenance issues and calls should they arise.
  • We will obtain quotes / prices for anything that may be needed for your property with your prior approval.
  • Routine inspections twice a year.
  • 24hr Emergency number for your tenant.
  • On hand advise in relation to PRTB etc.
  • Formal move out inspection is undertaken at the end of the tenancy.

At The Lansdowne Partnership, we understand that every property is different. Our team of specialist property managers work in partnership with our clients to provide a service tailored to each developments’ current and future needs. Whether the development is solely residential, commercial or in mixed use we can provide the relevant services.

The Lansdowne Partnership currently manages several different residential blocks throughout Dublin. These range in size from small estates to large mixed use developments with 200+ properties. We provide a comprehensive service that ensures all elements of the estate are managed to a high standard protecting and enhancing everyone’s investment and asset. It is a particularly important service at present as potential renters / buyers will be looking at the overall estate before making any decisions over another property. It is imperative all owners see value in this service.

In our role as managing agents we:

  • Manage the day to day effective running of the estate.
  • Assign a particular Property Manager to be located on site – size dependant .
  • Liaise with owners / tenants on any issues they may have in relation to the estate.
  • Ensure House Rules are adhered to at all times.
  • Assist in neighbourhood watch initiatives.
  • Liaise with the board of directors and residents committee representatives.
  • Provide a 24 hour Emergency number for all residents.
  • Ensure best value when appointing contractors and maintenance contracts.
  • Tender all services to be provided on an annual basis.
  • Prepare yearly service charge budget.
  • Prepare and manage Income & Expenditure accounts for the present year.
  • Accurately apportion and collect service charges.
  • Ensure timely receipt of these charges with a strict code of practise for non payment.
  • Manage, approve and pay service providers on site.
  • Arrange applicable insurances.
  • Co-ordinate with contractors required on the estate.
  • Deal with legal advisors where necessary.
  • Liaise with health & safety, fire safety consultants.
  • Engage in the management of car parks where applicable.
  • Professionally arrange and supervise all works required by qualified contractors .
  • Work on full transparency in relation to tenders and the accounts.
  • Manage the sinking fund.
  • Liaise with management company’s Auditors.
  • Prepare reports and attend EGM’s & AGM’s.
  • Circulate an annual Programme of Works for all residents to see including scheduled window cleaning, common area cleaning, grass cutting etc. This enables the resident to see when these services are taking place.
  • Ensure compliance with the Multi Use Development Act 2011.
  • Respond to sales requisitions on behalf of the management company.
  • Preparation and filing of all CRO documents where applicable.
